PRATICAL INFORMATION
Annual Property Tax: Annual property tax collected by Local Government levied on the
nominal value of the property (Value quoted on the TAPU) 0.1% for houses 0.3% for developed lands. Payable before 31st May each year. On new properties a 25% reduction is Given until the revaluation date (after 5 years). All properties are subject to a revaluation every 5 years.Taxation payable is assessed on the nominal value quoted on the TAPU. (Title Deed).
Authorised Persons:There are two predominant principals in relation to property purchase.
1) WHO IS AUTHORISED TO PURCHASE PROPERTY IN TURKEY?
Turkey has a reciprocal agreement (Mutuality Principal – A Turkish Citizen must have the same rights which are supported by
the laws in foreign country) for the purchase of land and properties with EIGHTY EIGHT Countries including the following countries Argentina, Austria, Australia, Barbados, Belgium, Canada, Colombia, Denmark, Egypt, El Salvador, England, Finland, France, Germany, Greece, Guatemala, Holland, Israel, Ireland, Italy, Luxemburg, Malawi, New Zealand, Norway, Spain, Sweden, Switzerland, The Dominican Republic, The Turkish Republic of Northern Cyprus, USA and some other South American Countries.
Nationals from the above listed countries are authorised to purchase property in Turkey from a Turkish National or a registered Non-National Seller. Please see “The Purchasing Process” web page on this site for details of the official procedure in relation to Non-National Purchasers.
There are Thirty-three “Countries, which do not have reciprocity with Turkey in terms of real estate acquisition” There are twenty-four “Countries, which have reciprocity with Turkey in terms of only building acquisition”
The following five Countries fall under the category of “Countries the citizens of which can acquire real estate in Turkey with permission of Ministry of Interior and Ministry of Foreign Affairs”.
1. Djibouti
2. Lebanon
3. Pakistan
4. Togo
5. Trinidad and Tobago
2) WHERE IN TURKEY AM I AUTHORISED TO PURCHASE PROPERTY?
There are three restrictive conditions:
a) According to regulations involved in the Military Forbidden
Zones and Security Zones Law numbered 2565 which restricts
geographically real estate acquisition of foreigners in our country, it is not possible to sell, transfer and rent real estate located within military forbidden zones and security zones, to foreign real and legal persons. *
b) According to the article 35 of the Land Registry Law numbered 2644, foreign real persons can not acquire real estate more than thirty hectares in our country, however for acquisition of more than thirty hectares, decision of the Council of Ministers is required.
Legal inheritance is exception of this rule.
c) Since the article 87 of the Village Law numbered 442, was repealed by the new regulation it is possible for foreign real persons to acquire real estate in villages. ”

The law recognises two categories of property: “realty and personality”. Freehold interest in land and premises
are realty – real – immovable property. Other kinds of property are “ personality ”, e.g. cars, jewellery, clothing, money in Banks.The law recognises two categories of person “real and legal persons” the latter refers to registered companies – regarded as an artificial person possessing its own legal personality, capable of holding property, of entering into contractual relations and of suing and being sued, unlike real persons companies have a potential perpetual existence.
We will assist you with all of the above requirements if required.
Banks & Exchanges:Foreign currency and travellers cheques can be exchanged at most banks and there are numerous currency exchange offices in town. Banks open Monday – Friday (except public holidays) from 8.30 to 17.00. Most hotels and restaurants will provide currency exchange facilities however, the rate of exchange offered can be substantially lower than the official bank rate.
Please note – I have recently been advised that one / more persons are approaching Non- Nationals on the street, producing professionally prepared business cards and offering bank related services. Would you give your bank account details to someone who approached you on the street at home? A little common sense can save you a lot of heartache!
Chemist/ Pharmacy: (Eczane in Turkish) staff often speak English. Domestic and imported medication is available. Domestic products are cheaper. Holistic medicine is widely practiced in Turkey, most Chemist sell herbal remedies. Please discuss your intended use and advice the Pharmacist of any prescribed or non-prescribed medication that you may be currently taking.
Clothing:All types of clothing are available here, from the mass produced to Turkish designer attire. The quality and price varies with the price. Town markets, Soke and Selcuck market provide abundant selections from underwear to outfits for that “special occasion”. There is a plentiful supply of “genuine fakes” as well as the genuine article.
Drinking Water: It is safe to drink tap water in Kusadasi but the taste leaves a lot to be desired! Drinking water is delivered to your door, most estates have all year round delivery 2-3 times per day 4YTL
Driving Licence & Permits: Drivers must hold a valid driving licence. An International Licence (which can be purchased from your local AA office) is useful but not mandatory. You MUST have 3rd party insurance.
Electricity & Electrical Goods: Electricity is supplied at 220V, 50 cycles as in Europe. Electricity charges are €0.10 (approx.) per kilowatt. Bills are payable monthly at the Electricity Supply Board / through the Bank.Electrical items are cheaper here than in Europe. Plugs are of the European variety with two round prongs.

Furniture:Generally cheap however, some of the styles available locally are outdated / lack imagination. We have sourced a local factory that custom makes furniture at very reasonable prices to exceptionally high standards. They offer furniture packages to assist you with your decision. Alternatively if you have an idea / design it can become a reality.
With our knowledge of the local stores we can assist you with your requirements which can vary considerably from one property to the next depending on it’s intended use i.e. solely to be used by the Customers themselves or as an investment property that will be rented.
Gas:Is normally used for cooking and can be used for water heating. Cylinder refills cost €20 and last approx. 2 months for cooking and 1 month for water heating – a deposit is taken at the time of purchase for each gas cylinder.
Grocery Shopping:There are two European style supermarkets- MIGROS & TANSAS, located opposite the Otogar (Bus Station) a short Dolmus ride from Centrum and TANSAS have a mini market in town beside Carpediem Restaurant which is on Saglik Caddesi. Also KIPA(TESCO) on Long beach road.
Hospitality:Hospitality is an honoured tradition in Turkey. When you visit a shop/ office you will be offered tea/ coffee/ soft drink.
House & Contents Insurance:On average €150 per annum variable according to the security measures you have taken, the number of satellite dishes, verandas, swimming pool etc.
Household Goods:Generally cheap in the shops but cheaper still in the markets. For Non- Nationals it is possible to import household goods provided they hold a suitable residency permit however, imported electrical goods are subject to importation taxes and thus are cheaper to purchase locally.
Maintenance & Security:On average €30 - €50 per month – variable with the facilities offered on the estate and the stage of completion of the entire estate e.g. communal gardens, shared swimming pool, on-site security etc.
Medical Care:If you require medical attention during your stay here you can attend Kusadasi State Hospital or Kusadasi Private Hospital. Please ensure that you have adequate travel insurance. You will be asked for evidence of this on entry to the Hospital (Hastane in Turkish).
Please also ensure that you are familiar with the conditions of your insurance policy e.g. some policies require that you notify the Insurance Company of issue within 12 hours of your Hospital attendance.
Newspapers:The Turkish Daily News is Turkeys English-language newspaper. Day-0ld issues of The Times, The Guardian, Herald Tribune, Die Welt, Le Monde, Corriere della Sara etc. are available however, they are expensive.
Photography & Video: Ektachrome, Fujichrome and speed processing are readily available.
Postage:Post offices (PTT) are open from 8am – 12pm Monday – Saturday and from 9am – 7pm on Sunday.
Power Of Attorney:A power of attorney is an authority granted by one party (the Donor) to another, to act for that party in matters in which the Donor has power to act. It is a special form of agency. Its most common use is when the Donor intends to be absent from the country for some time. The Attorney may execute any document or deed in his or her name under the authority of the power and every such act done is as effective in law as if the Donor had performed the act.
Radio:BBC World service is available on AM as well as short wave. TRT (Turkiye Radyo ve Televizyon) modelled on the BBC provides short news broadcasts in English, German and French every morning and evening.
Residency Permits / Visas:If you plan on relocating / retiring here you will need a residency permit. You will be required to show that you have some means of supporting yourself (savings, satisfactory income from outside Turkey) or legal work in Turkey.

State Earthquake Insurance:Is MANDATORY. The premium charged is calculated on the area (square meters). 100sq mt. property will attract an annual premium of €90 approx.
TAPU: Title Deed.
Television:TV reception is good. A Digiturk Satellite system offers more than 300 channels including Euro News, Fox News, CNN, BBC world, MGM, Movie Max 1 & 2, BBC Prime, Discovery Channel, Eurosport etc.
Telephone Land Line:Standing charge €18 per annum however, you can only apply for a land line if you have a valid Residency Visa which is obtainable from the Government Offices in Aydin / the Turkish Embassy in your country.
Time:2 Hours AHEAD of GMT/UTC. 7 hours ahead of Eastern Standard time.
Tipping:Wages in the service industry here are low Staff rely heavily on tips. A 10% service charge is the norm in hotels and restaurants. Some restaurants include a service charge of 10-15% so please check the bill.
Toilets:Most hotels, restaurants and public facilities have standard Western toilets however, you will come across traditional hole-in-the-ground ceramic models.Turkish custom is to wash yourself with water from a jug supplied in the cubicle.It is advisable particularly during “high season” to carry toilet tissue / paper handkerchiefs with you as toilet paper can inadvertently not be replaced by staff.

Towels:Turkish towels are very good quality, cheap and range from plain to highly decorative.
Travel Arrangements:To get to Kusadasi you can fly to Izmir or Bodrum Airport. Some Customers choose to fly to the Greek Island of Samos and avail of the daily ferry service that links Samos and Kusadasi. Kusadasi is 95km south of Izmir. Izmir’s Adnan Menderes Airport is located on the south of the city about 18km on the road to Kusadasi, it hosts regular charter flights from most European capitals during the summer season and Turkish Airlines provide domestic flights from Ankara and Istanbul throughout the year. Frequent Havas airport buses leave from the Turkish Airlines office (the schedule is posted outside the office.Kusadasi is 151km from Bodrum; Havas buses service Bodrum International Airport. They meet all Turkish Airline flights and will drop you to Bodrum Otogar (central bus station) where buses for Kusadasi leave every half-hour.

Visas:Nationals from Belgium, Denmark, Finland, France, Germany, Japan, New Zealand, Netherlands, Norway, Sweden, and Switzerland do NOT require a Tourist visa to visit Turkey for a period NOT in excess of 3 (three) months.
Nationals of Australia, Austria, Canada, Greece, Ireland, Israel, Italy, Portugal, Spain, the UK and the USA DO REQUIRE A TOURIST VISA. It is a sticker, (no photographs required) which you purchase at the Airport or point of entry to Turkey. Present Cost payable in CASH: British citizens £10, Australians US$20, Canadians US$40, Europeans €10 and Americans $100. The standard visa is valid for three months from the date of entry.
Water:Water costs €0.58 per ton (1,000 litres on mains metered supply) or €4.35 per ton bought from a bulk tanker.
Weights & Measures: Turkey uses the metric system as in Europe.
