Procedures / Building your dream
A range of options is available:
•Purchase a site, apply for planning permission and build your dream home
•Purchase a site, with pre-approved planning permission for construction, you can revise the design and submit it to the Municipality for approval.
•Select a site on a particular development that has not yet been completed, you will be supplied with a selection of options in respect of the exterior appearance and granted a “free hand” with the internal layout.
•Purchase an existing property and apply for planning permission to extend and enhance the property
Checklist for building projects:
•Take time to familiarise yourself with your chosen locality.
•Prepare your budget and STICK to it.
•Choosing a reputable Contractor is essential to the smooth and swift completion of any project.
•Check out a selection of projects previously completed by your Contractor.
•Your project must be completed to schedule, within budget and to a high standard.
•Agree the lead-time for your project.
•Ensure that you have a detailed list of works you want done throughout the project – be specific and provide as much information as possible.
•Appoint a suitably qualified project manager who will be responsible for the projects progress during your absence.
• Before signing any contracts ensure you get a full breakdown of ALL costs involved.
•Agree your payment schedule, the standard method of payment in Turkey is to pay one third as a deposit, one third at roof level and the balance on receipt of the key. Lead-time for most new developments is usually (2-12 months) depending on the nature of the development.
•Be advised - the payment plan will detail the due dates for the balancing amounts. These amounts must be paid on agreed dates. Failure to do so can result in the forfeit of any monies paid and could result in your property being offered for resale.
•It is in your interest to ensure you are able to meet all financial commitments before signing a contract or paying booking deposits.
